I recently started researching various trainers to see if anyone was for me, I am a former proctor guy and am looking for something more my style. Tom ferry seems much more appealing to me and less old school then his dad. His website( www.yourcoach.com ) has many free downloads. You have to regisitar but they have not spammed me yet so it seems harmless. Anyway for those who are curious check it out there is some great free stuff. I am not affiliated with him in anyway...as a matter of fact i will discuss what I have researched regaurding Tom Ferry, Rob Tucker, Brian Rodgers, Trae Zipperer and of course Mr. P roctor himself with anyone as I have researched them all extensively and continue to and will decide on one by the end of November so I can be ready for the new year. If you are wondering why I researched these trainers and not some of the heavyweights the reason is two fold, the big guys have been reviewed a million times already and I am 37 so I like the new kids on the block who seem more adaptable to change. No disrespect intended to any long time trainer......they must be doing something right if they are still here after all.

Looking for some new ideas and a little bit softer pitch then before. I have started a FSBO system with some Good ideas from Rob Tucker and Paul Bean, her yahoo group FSBO FIGHTERS is an excellent source for this type of prospecting. My systems have been mostly "Quantum Leap" oriented and have done well with Porctor's stuff but at this time I want to be able to actually talk to people who are supposedly helping me ie for a fee. Brian Rodgers is who I have dedcided to go with for many reasons. I researched many in the last few weeks and I do like a bit from the few that I mention particulaly Tom Ferry. I might actually buy some of his coaching and try to apply it to my systems. Accountability is tough on your own and while I may get it from Brian Rodgers I am considering doing both for seperate reasons and ideas.

Hi Chad-
You could probably learn something of value from any of the big coaches out there right now. I think the key is to find one program that you like and stick with it. Stay focused -- if you have too many messages from all different coaches at the same time, you may get burned out or feel like one program isn't working. Although, having 2 coaches that each develop a different part of your skill set might not be a bad idea. Or, you could try one coach for a time, then start a different program. Sometimes, it takes a few attempts to figure out which program/coach is most successful for you and your market. Tom Ferry is a good one - keep us posted on which one(s) you decide on and which coach best meets your current goals. |

Have to say it sounds like you are not sure exactly what you want out of the coaching other than accountability. What type of business are you targeting? What area do you need help in? Do you want listing or buyers? Do you need systems, scripts, or other?
To go with one of the major speakers out there you need to know what is missing from your current business or you will waste money on the wrong thing. Most agent already know what to do, they just don't do it. Most agents want the "magic pill" that will make them money, and there just isn't one. Think hard about what you really need to grow your business. More likely then not you know exactly what to do you just need to be more consistent. Take the money you spend on the majic pill and put it towards setting up a system. Pay a VA to do the marketing and you just take care of the sales. Also if you need a free reminder of the basics come visit the MREA book club (must be a member)I have set up at Active Rain. Actually I shouldn't say basics as you can take the business models in that book and run a very large real estate business from it.

Sorry Ken, maybe I was too general, here is my plan and goals. 45 transactions, wich in my market should be around $250,000 in GCI after broker fees and rent. The previous year was 29 so I want a 50% increase minimum. These will be divided into 55% from Listings and 45% buyers......specifically 25 firm or escrow listings( in Canada escrow is called a firm deal) and 20 firm buyer transactions. they will come from areas that I am already doing ex. DRM, call capture to my farm area and all ads. As well as from my new and improving FSBO system, past clients, and sphere of influence. The latter 3 lead generators I currently am not doing a very good job at. Based on my own percentages I will need to take 33 listings and sign 30 buyers to contract to hit those numbers. All while spending as much time with my 2 girls aged 5 and 3 as possible since I am now a single father ( as of July 2006) so Making more money and using my time wisely is now more nescessary then ever. I did 29 transactions last year doing only direct response marketing so if I can taylor that specifically to move up buyers in my area, then I should get more listings as a result. Add to that putting systems in place to do the other 3 areas I currenlty am not doing, then I believe my goals are resonable. This is why I want coaching and am researching very hard to sift through the charmers and get to those who can and will help me ( for a fee) achieve my goals. I trust this may be more helpful to you and others understand where I am coming from, and yes I have thought this out to the day as to wich tasks need to be done, I just want guidance from those whom have already done it. I`ve researched some systems and a Gentleman named Mark Mckee had his system being offered,which is his FSBO system, It consist of four letters or post cards and one goes out each week to your prospective fsbo.This agent was a number one agent in Vegas and sold alot of homes. He currently is getting out of the real estate business and is in MLM of all things. So if you get the system, you will be auto=emailed almost forever about his new venture. Now I`ve listened to this guy on Howard Brinton Star Power tapes and this guy has so much motivation and drive that it catches on to you as well. If this does not help to your liking then hit the streets and touch base with your prospective FSBOs once a week for about 4 to 5 weeks and give them little tid-bits each week,not to much.You want to keep them wanting to come back to you. It`s the last guy standing gets the listing thing and the 4 to 5 weeks is kind of rapport building. You see we already know that 7 out of ten will be worn down after 4 to 6 weeks and eventually will list if they actually have a real estate need and they have the right motivation

Hi, actually you can buy Mark's whole system for only $ 57.00 at www.markmckee.com wich includes his fsbo system or you can just get the fsbo system wich is free. There are no magic pills here but good solid advice that can get you going. He No longer sells so he is basically giving away the system so for the money it is well worth it. Cheers.
