Telemarketing Avenues

Besides calling FSBOs and Expireds what other avenues do you pursue via telemarketing?

Early in my career I had the pleasure of spending a day with a telemarketing genius. Froy Candelario is arguably the most successful real estate agent living today. I base my opinion on the following:

First, He sells a lot of homes, more than 700 a year.

Second, He sells all of his own listings. (He does not list them in the mls) This point alone makes him more successful than most.

Third, He does this huge volume with a small staff (I think it was four when I was there) and low overhead. (Whenever I see these teams selling 300 homes a year that have a staff of 40 I grin and think of Froy)

Froy has built his entire business by cold calling. He doesn't call fsbos or expireds (says they take too long), he only calls cold by using a variation of the calling around just listed/just solds.

The story above was used to illustrate how effective a telemarketing campaign can be if you have the hart, stomach, and discipline for it.

The Just Listed/Just Sold Script goes something like this -

Hi this is Joe Smith with We Sell'em Fast Realty. I just sold a home near yours and I was wondering when do you plan on moving? If they answer Never, you say great, but if you were to move where would you move to? Really… and when would you like to be there? And so on.
