Where do you draw the line when it comes to turnover rates in a given farm area?

How low will you go?

Our policy as of now is 8%. I suppose there might be an exception to this. As an example, I might consider a farm with a 6% turnover if there was no other "Famous Agent" in the neighborhood , the average sales price was high, and the homes had a reasonably short time on market.

I would go lower with a new subdivision as you have a chance to become the agent for the neighborhood.

When picking a farm the first thing I would worry about is what other agents are already established. It is better to have a lower turnover rate in a neighborhood with only a few weak agents vs a high turn over rate in a neighborhood with an agent that owns 80% market share and has been there for a long time.
