Buyers/Sellers Survival Kit

okay, first I have to admit that I'm not quite sure I'm putting this in the right thread, but it seemed to fit the best so here goes.

I thought it would be nice to give my new clients (buyers or sellers) a little 'survival kit' to help them get through the whole process.... the thing is that I am too new to the field (and could probably use my own new agent kit) and just don't know the whole process well enough to brainstorm this on my own.

These kits could go either way... practical or just fun.

for example in a fun kit a buyer:
a rubberband to remind you to be flexible
a hug (the candy kind) for those days it seems that you've looked at everything
(so that's the basic idea, i know not the most creative list)

a practical kit for a seller might include some simple items that could help them stage their home?

Anyone have a suggestion for items?

I promise to compile the completed list and share the file I make to give out with the kits for you all to use if you like
