Default Farming Criteria

When deciding on a farm area what has been your number one criteria... turnover, size, location, or something else?

Our number one criterion is turn over. We figure that none of the rest matters if there is no turnover in the neighborhood. My wife and I were talking about this yesterday. There is a neighborhood that she is really fond of and gets very excited anytime she finds a home for sale in there for one of her clients. Do we farm that neighborhood? No. It only has 30 homes in it and also does not have a very high turnover. We typically look for neighborhoods with at least an 8% turnover.
