I am a Hobbs Herder client and here are my thoughts on their marketing materials. Expensive, yes it is, but I look at the expense as a LONG TERM investment. Hobbs Herder brochures, Powerkards, housefliers, logos, etc can be used for as long as you are in real estate. I have had a good experience with them, the materials did take a long time to complete but in the end I am very happy with with them. Now for "getting that marketing out there" Let's face it, any marketing takes time to see results and my main concern was after the upfront cost, how was I going to keep this going finacially. I talked with the folks at Hobbs Herder and they were very understanding and told me to "work into it", as you see results add more to your farm. That's exactly what I'm doing and it works! My first mailing of 250 brochures produced 6 times the calls I had gotten from other mailings. One listing whom is also going to buy and one buyer came out of that one mailing, and I had person calling me telling me they wanted to list their house with me in 3 months, 3 months! This made that much of an impression that they called me that far in advance! I had a couple of calls with people just thinking about "doing something" and a few that just said, "Hey we love your brochure". My point here, that brochure made them PICK UP THE PHONE, isn't that what we all want. Now for the cost.....I figure I can sell a mere 6 houses and pay for the upfront cost. Hmmmm.......that makes you think, doesn't it. The program will sell me six houses, I'm sure of that. And to beat it all, I don't have to think about "What am I going to mail this month???" I know what I'm going to mail with the Powerkards and it TAKES only about five minutes to do them, no matter how many there are. The Powerkard mailings are more cost effective than ordering materials and stamping them, which is a savings from farming the old way.
On day one, I told Hobbs Herder that I didn't need to be the mega agent that I just wanted to make enough to be comfortable, pay my cost and have more time for me. Hobbs Herder did not push more on me than I wanted and even backed up on the print order when they knew I wasn't going to be sending out thousands at a time.
I would recommend Hobbs Herder but you must go into it with the thought of long term not "get rich quick".
Another point, I think you still have to advertise your listed homes to some degree, even the seller's expect that. But on every home advertisement use your logo. It all ties in together and it's all about getting your name "out there".
I saw a post on another site where an agent wanted HH to make changes to the brochure/logo. HH tells you up front, "We will write this where it is the most effective and any changes that are made can lose the effectiveness". I took their advice and only made a couple minor sentence changes (not content). This is important, they do a great job on the questionare and the interview and the first time I read my brochure I called them and said, "How did you do that, that is really me!" I think this is why my brochure is bringing results. You pay them to do the work, let them do the work.

We do believe in the Hobbs Herder name and product! We originally overbought and our marketing needs have now changed. So, we are unfortunately unable to move forward with the campaign we purchased but they have given us their approval to sell to someone our remaining credit of $19,505. We are willing to do this at a loss and will coordinate this transaction with their Director of Creative Services.
