WEll as for my foreclosure knowledge it is basic book reading, hands on in the field learning and talking with otheres in the same biz. With the new law that was was secretly super fast passed by the Illinois legislation there is less options for most investors, unless your liscensed. But I think that may even be tricky. The new law does not allow for owners to live in the property with a lease back. Which is what all of them want. The law takes effect Jan. 1, 2007. It definetly will be an interesting time to see what happens with this market. Most owners in foreclosure file for Bancruptcy, list andor sale the home and the rest wait till the last 60-30 days to try and save their home. The problem is that they have acquired more loans on the home and are upside down the property. Now add the slowing of the market and lower of appreciation. Not to mention that 25% of all loan are interst only and will be moving from there fixed 3-5 year rates to a flucuating rates to become part of the foreclosure market.

One of the things I noticed for me being a laymen. I would add spell check. Also I had some problems with the Link Add. I want to hyper link a couple words or test but wasn't able. But that is about it. I now have to figure out how to have a signature addded automaicly so I don't have my meta tag website on the bottom of all my posts or replys. ~Drew

Hi again Drew,
We will add spell check for sure. When the forum first went live we tried one plug-in that did not work. We are looking for a new one. To make a link select the text you want to be the anchor text, then click the insert link icon and type the url. To create a signature, click on User CP in the top navigation. Then under Settings & Options click Edit Signature. Then type your text. Then highlight the text then click the insert link icon and type the url just like we did above. Clear as mud? |

Welcome Drew,
If you have some questions about foreclosures, please do not hesitate to ask me. I have worked with MGIC for about 10 years. The last couple of years have been rather slow, due all the fancy loan programs and higher than normal price appreciation. However, I am now seeing the number of foreclosures being filed increasing greatly. In one subdivision, last month alone there were about 80 actions filed. Do you go to the courhouse and review the case?

So they give you listings for forclosures? Or are they just BPO work?
Really I have no idea about this topic aside from having investors go in a bailout people preforclosure. That is going to die in our area due to the BS law that just got passes in IL that Drew mentioned. Now that I think about it, if you are willing it would be great if you could start a thread about MGIC and forclosures. Otherwise this is going to get buried, plus we hijacked Drew's intro thread...Sorry Drew. |
