Default Calling Expired Listings

A common response from sellers with expired listings, if they actually answer their phone, is that umpteen realtors have contacted them since their listing expired and they are tired of the calls. What is your typical response to this?

Sorry bout that. My question is, Will you still sell? Yes, great. When may I come over to see if the home will fit any of my buyers needs?

Only, umpteen realtors have called out 18,000 or what ever is in your area,well I`m happy to sayI`m one of the aggressive agents. Is your home still available mr/mrs expired?
