Yea I see it alot. One thing is that alot of the sales paeople, and i mean sales people most I don't know if they have a license and/or are just like used car sales mean, They also do one or more differnt projects or will be moved to the next project so get in good with one and you can just all them up and say I my past client that bought got adv. from you and is thinking of buying.

Also they have the no co-op with out being witht he cleint the first time, so your cleint could come through an open house and they try to wesseel out of co-oping. They do have signs that say that but they are listing on the mls which is contract between brokers to pay out. The breaking the threshhold is no longer need it is who ever provided the client with the info about the property.
