I actually noticed the real estate market in the southwest Florida start to move away from a sellers market in the early part of October 2005. It is still very much a buyers market, depending upon where one is looking for a residence.

Naples, I think it is going to be a buyers market for quite some time. Inventory levels are just so high and it is hard for buyers to get off the fence with all the negative news.

There are areas within the Naples real estate market where people are not selling, but buyers want to be those areas - therefore, the buyer market is not as strong as in other areas. In fact I have found areas where the median price of sold residences have actually increased in year over year comparisons.
