I would go lower with a new subdivision as you have a chance to become the agent for the neighborhood.

When picking a farm the first thing I would worry about is what other agents are already established. It is better to have a lower turnover rate in a neighborhood with only a few weak agents vs a high turn over rate in a neighborhood with an agent that owns 80% market share and has been there for a long time.
