Effective pricing, although it would fall under expertise. Great example. A friend of our referred her friend who was trying to sell her house by herself. She had it up as for sale by owner for a couple months and had a horrible experience. People showed up on her doorstep after dark, offered prices so low it was ridiculous, etc.
Long story short. Jacqui listed the home for $32k more than she priced it (despite her reservations), had a virtual tour done, held a two open houses and had it sold in just under 60 days. It all comes down to proper pricing and proper marketing.
