Mike Watson Institute - Free Seminar Review

On Friday I attended a free seminar hosted by the Mike Watson Institute of Real Estate Investing. This company sells programs designed for REALTORS who want to be investors themselves.

As REALTORS, we spend our time finding our clients homes or investment properties and we work for commissions. Our clients often make money in appreciation, income, and profits from these properties. This company focuses on you becoming your own best client and learning to work for both commissions and profits.

Sound intriguing?

Of course, like all free seminars, this one was designed to wet my appetite for more so I’d sign up for their 2-day camp. I knew that. And they sold me - I’ll be attending the camp in a few weeks, so I promise to give you another review at that time.

MWI (as they call themselves) focuses on using the tools already available to licensed agents and REALTORS. For example, they focus on maximizing profits by finding the highest and best use for a property.

One strategy is to use the power of the MLS to turn your business into a gold mine. How many of us often search for a 1 or 2 bedroom, 1 bath single family home in the MLS? (Be honest.) I can honestly say never because I have been focused on what my client’s needs are - and none of them want a home with only one bath (a condo, sure, but that’s a different search).

Think of the potential here. What if we add a bath? Or another bedroom - even without adding on to the home? Or… what if we get the property rezoned for multi-family housing? You see where this is going.

Now, we have a property that has drastically increased its value. We all know how to recognize current opportunities for investment - the problem is so do a thousand other investors and this creates great competition for such properties.

What I liked about the MWI approach is that they seek to teach agents how to create opportunities for equity and profits - even if those opportunities are not apparent on the surface.

I’ll keep you posted on whether the strategies and tools presented at the camp are worth my $1,000 investment.

Interesting concept. But how do you add another bath or bedroom without adding onto the property? I would interested to hear more about that concept.

Another avenue to look at is very distressed properties, such as, burnt out buildings especially in urban areas. You can pick up the shell for less than the value of the land - restore it, so it is multi-family have a number of rental units. Of course, you need to know if you have a ready source of tenants.

I went to a Mike Watson free seminar a couple of months ago. For me, it was the type of experience that makes me more wary about all other trainers/seminars, because it was THAT BAD.

“Do this search!” (referring to the 1/1 or 2/1) was the only mildly helpful thing in the entire session. It was put on by some associate that was a horrible presenter. I could tell by his lingo and word choices that he really didn’t know the first thing about real estate. He was just a guy being paid to memorize his lines and deliver them around the country. Sorry it’s harsh, but it’s how I felt.

BTW–you add a bed or bath without adding to the size of the home by searching for one with sufficient size that allows you to throw up walls within the home (and plumbing, for a bath) without expanding beyond the original foundation.

Great point, Glenn. They hinted that one investment strategy is to find “burn-outs.”
As far as adding a bedroom without adding sq footage, it sounded like just rearranging some interior walls might work (in the right home, of course, considering load-bearing walls and all).

Thanks for the feedback. Sorry you had a bad experience. The presenter I had was surprisingly excellent. What I liked about him was that he was very down to earth and didn’t spew the “hype” and other crap you normally hear at such free seminars.

But, we’ll see what happens when I attend the camp. I’ll keep you posted on whether it was worth it.

Hmm from readin the comments I think a few of us have seen these “gem” of retro fit. I see alot of this here in Chicago. 2bed 1 bath condo in a 900 sqft box = 1 smaller than orgianl bedroom with an even smaller second bedroom ( more like den) with reduced living and or kitchen area. all at the same price of a 2 bed condo. 95% of clients that are looking for 2 beds want more space not a chopper condo.

Although it works if the space has the room and the space is being misused.

I think I’ve seen a few of these examples in Phoenix. You know, the so-called bedroom where if you actually put a bed in it, you couldn’t even walk in the room.

My favorite was a condo where an “experienced investor” was trying to sell his fix-and-flip. Oh goodness! My 2-year-old could have done a better paint job than that. And I won’t even discuss the tile… (straight lines, anyone?).

I am hoping that the camp will offer some practical advice on making changes that will actually SELL.

Add to that a little common sense (which I know isn’t very common) and hopefully it will be a good match.

Agreed 100%, Glenn. Just as a homebuyer or seller should never work without a REALTOR… neither should a REALTOR work without a GC for important construction matters.

I too am a Mike Watson Institute student and can say the first deal I am doing based on Mike’s principals, which are MUCH MORE than adding a bedroom, will net me between 50-90k within 6 months. The two hour free seminar info is just a TINY amount of what Mike teaches. After I left the two hour seminar I thought I’d spend a lot of time on those ideas. I have not followed up on any of them as what I got from the 2 day seminar was so useful that the 2 hour stuff is just gravy. The money I have spent on education from Mike will change my life and my families life and hundreds of people’s lives around me. That is the essence of his program, to assist many people around you with unique and creative win/win transactions. I too encourage you to check out his web site and specifically “the forum” section.

I went to the free seminar last Sept and to the 2 day camp in Oct. Since then my life has not been the same. I know many many success stories, not just mine - I know people that have become millionaires in a matter of months using Mike’s techniques, and they are REAL, real people like all of us. I know it’s hard to believe, but if you go to the 2 day camp and meet Mike Watson in person, you will know. At the free seminar it isn’t possible to go over all that Mike teaches. It’s like kindergarten compared to what else he has in store for you. It is an amazing learning experience, and growing experience - Mike has a brilliant mind, and lucky for us, he is an excellent teacher too. Not only that, but MWI also offers to partner with us in deals, bringing in the capital while we do the work. Have you ever heard of anyone else that does that?

Last year i attended a free MWI seminar- the free 2 hr seminar was given by a volunteer student, who basically said since joining Mike Watson, his income has gone up dramatically doing deals for himself and not dealing with clients anymore…i didn’t sign up at that time because i was busy and didn’t want to spend the money.
Last month, a friend of mine signed up for a MWI 3 day training and i decided to join him…The course was called ‘Everything Changes’, and that’s pretty much what happened…

I’ve done fairly well as an agent the last seven years, and have thought i was investing wisely by buying a house or two a year and holding it…Mike Watson pretty much turned me upside down, shook all my old beliefs and ideas i had about real estate investing (mostly picked up from other mildly successful realtors), spin me around, threw me back in my chair, and then showed me how to do it right!

My business partner and I are planning on writing our first offer in the next few days and are in major action on putting Mike’s system to work.

I had a ten year plan to get into real estate development here in Portland, and to do what I can to do sustainable/environmentally friendly building projects. In the last two weeks, Mike shaved about 9.5 years off of my plan- I can’t even begin to put a price tag on that.

I also went to the free seminar November last year and attended the 2 day camp last December. I must admit at first I was skeptical but since they gave you a chance to check them out on the first day of the camp (first half), it gave me a way to bail out just in case it was one of those that are looking for a quick sale.

Anyway, the principles that Mike Watson teaches is notably something anyone can use. You don’t have to be a realtor to work out the opportunity that he teaches you to create. The mindset is to create investors that are not just ethical but to create investors that serves. The last camp that I attended was at Las Vegas - “Everything Changes”. If there is anything that I learned from this camp, aside from the techniques that he teaches, is the responsibility of knowledge. We gain knowledge but most of the time, we keep it for ourselves. Mike teaches you the responsibility of sharing the knowledge that we gain.

If Robert Kiyosaki has Rich Dad - Poor Dad, I consider Mike Watson as Rich Brother-Poor Brother (I don’t have to tell you who’s poor right now ;->)

Call me skeptical (I am, obviously), but if it sounds to good to be true, it usually is. Not always–I understand that–but this run of “oh, it changed my life!!” type of post is starting to look a little suspicious to me.

I guess we’re just very dedicated to MWI because of what it has done for us. You’re taking a huge negative attitude on someone you have never met. If you read the 4000 + posts on the MWI forum, do you really think all of us students are making this up??? You should check with your local MWI students in your area - the success stories are real. But of course everything is what you make of it.

Sounds more like a network marketing scam than a proven program for Realtor-investors.

If you liked the program then great, say so. But let’s not resort to unbelievable “commercials” to promote a point.

Look, my wife Andrea was impressed enough with the seminar to pay for the camp. And believe me when I tell you that getting money out of her is like taking a T-bone from a Rottweiler.

    Sharon,

If you had read my post, you would have seen I refered to my previous post, in which I HAD attended a Mike Watson free seminar.

After all, the discussion topic is “Mike Watson Institute - Free Seminar Review.” I went to the free seminar and found it a waste of my time. I realize that a free seminar is never going to be as good as the paid one (otherwise why go, right?), but all the MWI fans have been talking about his weekend summits.

I haven’t met Mike Watson personally, but I thought I was going to meet him went I took an evening out of my life to drive 3 hours round trip to one of his free seminars. Instead, I met one of his “associates,” a presenter that didn’t present one ounce of value to me.

So no, I’m not a fan personally, but it’s not because I’ve got a chip or vendetta out for the guy either. I went to the free seminar and wasn’t impressed.

But I understand that you all don’t personally know these realtors that have been so successful with the program, so it does sound hard to believe. When I said, “I do have to say though, my “BS” meter is ticking,” I did not mean to imply that your statements were “untrue.” I meant that they were “unbelievable.”

It’s expected that a person of reasonable intelligence will question the authenticity of such - shall we say - bold claims. I’m still questioning the whole “People becoming millionaires in a matter of months” bit.

I think including “outrageous claims” in a testimonial is counter-productive. It’s best to keep them somewhat modest, lest you be thought of as a member of the kool-aid brigade.

Ask Andrea to join the forum, we love to see new faces, and she can get a headstart on the 2 day camp by asking questions on the forum.

One question, how much have you put in your bank account from closed deals since going to the seminar?

Comments like “My business partner and I are planning on writing our first offer in the next few days and are in major action on putting Mike’s system to work.”

Just say to me that you believe his system will work, not that you have proven it does.

Really would love to hear from some people that have been using the system for more then a few months, ones that have closed deals and have hard cash in hand from the deals.

Sharon, Thanks for your input. Perhaps we’ll meet someday. I do have to chime in on this thread because I am a skeptic at heart.

I would not have signed up for the camp if all I had heard at the seminar were stories about people making millions in a matter of months. That is just not believable to any reasonable person (and certainly not to a cautious skeptic like me).

I liked the free seminar because what they discussed was practical and reasonable. THAT is what sold me - and it seems what might sell others based on the comments here.

Like Ken’s comment above, I would also like to hear some specific examples of deals from anyone who has put the MWI system to work.

    Hey Andrea,

I’d like to hear how your 2 day camp goes. Take some snacks becuz you may not get a dinner break!

I’m really not trying to sell anyone on anything, i mentioned the million in months because the group i know from my roundtable - that is how their deal happens to be. i am not writing it on how it will “appear” to the readers. i am just writing what i know, and the first thing that comes to mind is what i am most around. Sure I can pry my mind to think of mentioning deals that are smaller and more practical, if i thought i was working for MWI and wanted to be strategic, but i’m just a poster taking a break from my everyday emails.

if you look at MWI’s website and deals of the century, all his deals are very modest - although it is not the size of the deal, millions or not, it is the concept that he teaches, that can be applied to big or small deals alike.

and yes, it would be nice if those who have made the bucks would post!! but i can post for myself, and i don’t have to have the money in my hands but that doesn’t mean it’s not proven to work because it has worked for my conrades so i have seen it work.

i myself am working on a small deal - a fourplex condo conversion. no money in my hands yet as far as profit but just the commmission was a nice amt and the profit will be great (about $60k) for just a few months and very little work. i have already raised the capital for the project (actually a financial partner came to me thru MWI) and to me, being able to come up with over $600,000 was something that a few months ago i would have never thought i could do. NEVER - so i know what its like to be skeptical! and thanks to MWI I was able to. Also, I have 4 different ways to change this property and market it, thanks to what i learned at MWI.

So I haven’t seen the profit yet as we are just acquiring the property, but i have already raised the capital and that is a huge accomplishment for me. THat’s my million dollar story :)

Phoenix has a lot of MWI students, you’ll be around some great people, and soon you’ll be up there telling your story and posting like crazy like I am !!

come on and join us in the forum! you know i have made some great friends thru the forum that I finally got to meet in person.

Jim, I know it sounds like it’s an impossibility but it so happen that this is real estate investing where potential can be astounding.

And the neat thing about this is that this is not even any kind of network marketing program. Most of the real estate programs out there requires that you put up some sort of money up front for the investment be it foreclosure, sub2deals,house-flipping, rehabbing, etc. With MWI, if you don’t have the capital, you have to work or research the numbers like any business, do your due diligence, and submit it to Mike to partner with you. ‘Does not mean it will get approved, but if the study present a good investment return, Mike will do the deal with you. Even for a professional investor, there are only few individuals who do it this way. And for a novice investor, this presents a unique opportunity. Imagine, none of your money on the line. His.

And if you go to the camp, you will even find that about a third of the time, he is not even talking money but about faith, health, and purpose. A purpose for service.

I have been through several programs, MLM, etc. And I know people like Sharon, or myself have been talking passionately about MWI and sound too good to be true but this is one program really where the advantage is really on the student. I don’t have the proof yet in my hands but suffice to say that I am working on a submittal that will do a conversion on an 8 unit that will give me a gross return of 115%. Mike Watson is for real. I’ve been in real estate since 1980. I went to my first MWI 2 day camp in April, 2006. The next month, I found a property near Hemet, CA on which we can build 48 townhomes. I didn’t have the money, so I submitted the deal to MWI. Mike Watson provided the $1.14 million to purchase the property. Additionally, he has paid over $40,000 in engineering and other costs so far. I’m acting as a partner/project manager and, based on comparable sales, the project will produce a net profit of about $3,000,000 when built and resold. Last month, we closed escrow on a 25 acre site in Riverside, CA. We will be subdividing the property into 6 lots. Mike Watson provided the $420,000 purchase price. Comparable sales indicate that when the subdivision is completed, we will net about $800,000. I’ve been to other real estate trainers’ seminars and, despite my best efforts, did not experience very much success after implementing their teachings. I understand people’s skepticism. During 2005 my gross commission income was just $39,000. The numbers I’m dealing with now seem surreal. Partnering with Mike Watson has completely changed my life. I have attended about 12 MWI events over the last 10 months. Just my share of the commissions on the two deals I’m doing with Mike have paid for all of it. I have gotten to know dozens of MWI students who have made or are in the process of making hundreds of thousands, if not millions of dollars on just one investment. It has been very refreshing to finally find a program that really produces.

When I found out that my fiance had signed us up for the free seminar I was extremely annoyed. I told him ” I don’t want to go to a stupid sales pitch.” I drug my feet the whole way there. I was negative to say the least.

By the end of the free seminar I knew we had to sign up. Since then we have been to just about everything Mike Watson offers — some events twice. Recently we spent a day with Mike driving around our market place, visiting city planners and looking at potential deals. This rare experience was extremely valuable. We have invested in 2 deals with MWI and are currently working on deals to partner with his office on in the near future.

I assure you Aaron Lewis, Mike Watson is not incentivizing his students to post on this forum. They are simply passionate, positive people who feel a personal responsibility to counter negative comments based on our own experiences and successes since our involvement in the system. This man has changed our lives and we are grateful.

It takes hard work to be successful. This is no easy, get rich quick system. This is a system and a society of people who are hard working, motivated, supportive, and not afraid to share. If you are negative, apathetic, or complacent this system is not for you. If you feel the desire to change your life and the lives of the people you care about and are committed to work hard with passion this is the system for you.

Josh who does the free seminars may not be the most polished speaker out there but I assure you he is the real deal. He is a sincere and caring person. He works a lot on evaluating potential student partnerships deals and really wants to see everyone succeed. If you don’t see the value in what he has to say maybe you’re hearing what you want to hear or think you know it all already.

Not because of some networking or get rich scheme - but by caring and helping others while teaching a different way of investing & life itself. To be able to partner with Mike or other students on transactions, to interact with peers & to expand your mind in ways you never thought possible are a reality of the MWI Institute. The money comes naturally as a byproduct of our efforts. Do our testimonials sound unreal…believe them as they are very real. Jim,

I welcome you to visit the website at http://www.Mikewatsoninstitute.com

There you will see people who came from all walks of life. These people ( including myself ) had jobs and some were making decent money.

If you are serious about investing in Real Estate, Mike gives you the “HOW.”

Recently, we had an event in Vegas in which 850 students came. It was titled “Everything Changes.” At this camp, we met students who VERY quickly ( a few months ) turned a 6 figure profit on a single transaction.

I personally have done VERY well with Mike’s system.

So here is the question I pose to you….

Are you content with where you are at and what you are making or do you want more? I am not saying where you may be at is bad, I am just saying open your eyes and see all the lives that have been changed.

Spend the $1,000 for the 2-day camp. If you don’t come out excited and ready to go, I would check your pulse.

Just remember, “If you have the knowledge, you have the responsibility!” —– MWI student

I am a Mike Watson student. I have been in business, not real estate, for over 20 years. I have been a sceptic bordering on cynic, for years. I went to a free seminar to keep peace in the house. I have never been at a real estate seminar before of any kind. I can understand why some of the people have have never gone to a seminar with Mike Watson “feel” the way they do. To you I have a challenge. Take a 2 day class- stay until noon and if you HONESTLY can say you didn’y get something from it, tell mike and get your money back. You have nothing to lose.

Here is the biggest thing I learned. I spend years looking for reason why things didn’t work, and focusing on the reasons that would result in not doing something. Now I look for reasons to do it and finding ways to make it work.

If you go into a class determined to punch holes in anything and everything, you will always be able to, but then you be living like I used to, without the joy of life that is available to you if you stop being scared of success, or winning.
Thanks for an opportunity to respond with my opinion, based on actual experience.

    Aaron, Andrea, & Ken,

I am also a MWI student who has completed all his courses and am attending them all a second time. That should not and probably does not mean anything to you; However, this should: I am also a skeptic!
I attended a free 2 hr seminar because I am always curious as to what the next scheme is that someone has come up. This one was #3 in under 2 months and I was ready to hear the same “come on” and the big promises with the big price tag. I left after the 2 hours was over and had signed up for the 2 day seminar. Mind you, I also have a very good BS detector, but it had not gone off. Instead I was in a position of “Mike Watson is either a brillant man who is willing to share his knowledge and methods/systems with others, OR Mike Watson is one very accomplished and polished con artist”. I was willing to invest the first half of the first day and make a determination. I stay for both days.
However, I still was not totally convinced that all was as it was being presented. After all, it still seemed a bit over the top or too good to be true. It took me some additional time before I became a reluctant believer.
Unfortunately, that has been my major mistake. I believed in what Mike teaches and I know people who have taken action and prospered greatly now only monetarily but in changing their own lives and those who are involved with this with them and in their lives. My mistake, I have let my fears and attitudes stand in the way of my success.
I urge all three of you to attend, listen with uncluttered minds, and you find yourself understanding these claims are actual truths and the enthusiasm is genuine.

    Hello everyone,

I went to the 2 hr seminar the other day. I left with a positive outlook on it and was curious, but not curious enough. Some of the concepts that were shared is roughly what I am doing now, but a little different. I didnt take advantage of signing up, but as I think about it and pray I feel the urge to call and ask for the $999 discount price for the class. I dont have the money to buy but I do have the desire to make it in this career without all the headaches and stress with weary clients.

Is there any other information or can someone call me who is not just posting here to hype up this seminar. I want an honest person who has had success with Mikes system in the past 6 months. If this is completely real, I will be able to go back to my partners and bring more knowledge to our team and we are the big hitters in Ft. Lauderdale when it comes to investing, building and developing. Someone please call-305.508.3297. Someone local would be great so I can see actual deals, numbers, and profits made with this system. But for sure, your hunger for success, and your perspective of who you are and what you can do, will reach a different height after the camp.

For the most part, things that I do now, I based it on 3 key principles - faith, health, wisdom. I saw that in MWI, and Mike’s presentation will touch on those key areas. That’s why I am dealing and aligning with them. As soon as the organization deviates from that, I’m out!

    Danny,

Started my 2 day camp end of Aug.2006. Currently have 4 properties in my portfolio. Nov. 27 and Feb. 9 -$30K & $60K equity position at closing. Not as spectacular as some of the other students i.e. Jim & Kevin of Texas; Dean Severns of Phoenix and Jason Sant of Washington and many more; but not bad for a newcomer in investing and for the past year and a half has just been going from one seminar to another; busy chasing listings and going thro client hell with buyers. Most significant to me is what MWI stands for…putting people first. “When you take care of people, the money takes care of itself”-Mike Watson. Time and time again Mike Watson would say that success alone is lonely. It kind of saddens me to read some unfair accusations of Mike giving incentives to say something good about MWI. Not true at all. And for somebody to attack Josh Escobedo belittling his knowledge of real estate, unkind comments about his hair. That kind of person will not fit into the MWI family. With the kind of faith that you have you will find many of them here…so welcome to the family.

  68. Demi Gordon Said:

    Andrea,

They are very practical and if you attend with an open mind, you will learn lots of different applications for doing real estate that will net you lots. Mike is not like the rest of the “promoters” out there that takes your money, teaches you some concepts but not the applications. That is one of the biggest differences. He also answers all of your questions too without leaving you hanging for more unless you pay more, etc.

The environment he promotes is one that is based on a healthy non-competitive and honest approach to real estate that leaves others behind in the dust. He does NOT promote unethical venues of any sort so that all involved walk away with a win-win attitude. His belief is that if we do things right, we all win and help others along the way.

I look forward to meeting you at a future MWI event and I can’t wait to get your opinion although I know what it will be…

Good luck, take care of your husband and hopefully we will see you soon.

Wow! What a thread.. Where to begin? First, I was as skeptical as they get. I went to 3 FREE seminars before signing up for my first 2 day camp! As mentioned earlier, once you sign up and attend 2 two day camps, you earn a lifetime membership. I have known MW for 1 year now and here is what has happened.

I bought a house for $440,000 and put $10,000 in to it. I then had an architect draw up plans for a second house (on the same lot / NO zone change necessary). I did NOT build the 2nd house but merely “created the vision” (one of my favorite MW phrases)for someone else to build that house. With 2 on a lot in my city (Whittier, CA), the FUTURE VALUE is between $700k and $750k. I listed it for $539,000 and SOLD it within 30 days in a SLOW market for $544,000! $5000 MORE than we were asking.. I RAISED CAPITAL to buy the property ($200k). So, I paid my investor off and put over $60k in my pocket in 113 days. The new buyer was stoked to be able to come in, build at his cost and create an equity position for himself.
    win/win transactions=win/win life!

Needless to say, I am a HUGE, RAVING fan of Mike’s (all handsome and intelligent)(Give yourseleves a round of applause).. And I have signed up for everything the guy teaches. THERE IS NO BETTER RE EDUCATION OUT THERE FOR MY MONEY! My bro and I have teamed up with 2 other MWI students in my area whom we meet with at least twice a week. We have under contract 18,000 s.f. of R3 land with plans to build a minimum of 12 condos. 2 tiny houses exist there currently.

I just received a phone call from one of them 2 minutes ago. It appears that we are putting another property under contract. Same idea, neighboring city.. This one is 17,000 s.f. R3 land (with 1 house on it).

Honestly, I could go on and on guys. Half of the above posts have come from INCREDIBLE folks that I have had the pleasure and privilege to associate with. One of the things that ALL skeptics need to understand is that MWI is as much about creating equity positions with property as paying yourself in the short term. If you implement Mike’s system, both will happen!

Some of you wanted real life examples. There you go. And this is all in So Cal. We have written approx. 10 offers in the last 2 weeks using OPM: seller financing and raising capital.. Good times!

It will be very curious to see who in San Diego falls for this and signs up for the camp. I have been an agent here for 18 years (commercial for 8 years and residential for 10) and I can tell you that anyone who spends $1000 for a boot camp weekend to be told how to flix or flip or whatever you’re calling it is wasting their money in San Diego.

We have gone way beyond the flip market here. It is not currently feasible or attainable, especially for some of the typical posters here who are currently working in another line of busines (pizza delivery guy, I am looking at you, etc.)

I know of what I speak. Not only do I sell real estate abundantly, but renovate and sell houses myself. Unless you’ve got a crew of licensed contractor workers to do immediate and good work, these so called visions of MWI don’t stand a chance. Acquiring property here for less than market value is extremely rare. Then each MWI attendee has to figure out where they are going to get capital for the 10% down, oh and the good faith deposit, etc. If you think there are investors lined up to hand YOU money, think again. If they’ve got money, they are already in the game for themselves.

There is so much to buying, renovating and selling real estate. A bundle of laws, codes and permits follow every property. I call tell you that if you give this person $1,000 for a boot camp, I have a great house listed today that you can buy with $1,000 down and probably kick start your investor career that way. Forget about making this person richer. Stop drinking the Kool-Aid.

Some of you sound like you live in a fairy tale.

He also selflessly gives of his time to help others like him reach to higher places. you could have made your point without referencing what he used to be and boasting about what you are. great people come from all walks of life. if anything, his story is much more impressive to see how far he’s come at such a young age, and I guarantee you, in 18 years, his time will be much too valuable to be posting negative comments on a blog about something he knows nothing about.

    My dearest Kimberly,

Thanks for your “wisdom.” I can tell you it is a breath of fresh air seeing your 18 years of “fliping” houses on this forum. If nobody elese will come out and say it, I will.

    I think you’re an idiot!
    Now let me explain!

If you’ve been doing so well at whatever it is your doing ( besides complaining ), then you relize, over the years you have learned a thing or two. SURELY, you are not saying for your GREAT SUCCESS you used a simple rinse and repeat formula.

For instance, How did you acquire your “flips.” When was the last time you bought a home without ever paying a single dollar? What is a “flixer”?

Lets go back in time to a few of your quotes…

” Acquiring property here for less than market value is extremely rare.”

Are you kidding me? I live in FL; however, I’d say you’re lazy. When was the last time you saw a boarded up building? When was the last time someone died in your city? I’m sure life moves at the same pace here as it does there… Even in your “fairy tale.”

“There is so much to buying, renovating and selling real estate. A bundle of laws, codes and permits follow every property. I call tell you that if you give this person $1,000 for a boot camp, I have a great house listed today that you can buy with $1,000 down and probably kick start your investor career that way.”

There IS a lot of stuff to know about renovating and selling homes. Perhaps this seminar offers some amazing ideas on how too! Appreciation is luck. You can keep your listing. If it was a such a good deal, why don’t you buy it? Put your $ where your mouth is! Every listing I take, I offer to purchase at the end of the listing term if the Seller wishes.

“Then each MWI attendee has to figure out where they are going to get capital for the 10% down, oh and the good faith deposit, etc. If you think there are investors lined up to hand YOU money, think again. If they’ve got money, they are already in the game for themselves.”

Did you know MWI will pay 100% for all capital needed? Did you know MWI partners with students in all of the US ( currently, MWI owns a share of property in 7 states!)

    Kim,

I feel sorry for you. And for the record, I am out of the pizza business :) I own and operate a real estate investment company. It is call King of Tampa LLC. I am 23 years old. I’ve been in real estate 11 months. The only thing discouraging in this business are the “dinosaurs” who are stuck in ther ways. To be flankly honest, I make a very good living and am blessed.

The reason I wrote you today on here is because MWI worked for me. It won’t work for everyone. For example, you are missing an important ingredient… PASSION!

I can not let you ramble hate on here and scare off potential people who have the drive but need the how.

    MWI gave me the HOW.

So Kim…. I AM calling YOU out… Blow my mind! Teach me something that you are doing know MWI wasn’t doing many months ago.

    Your biggest fan,

    Todd :)

    Dear Kimberly,

I have been a Realtor in Texas for almost 16 years. I have bought, held, managed, fixed, flipped and sold over 20 of my own properties while also doing full time residential sales. About 6 months ago I went to a Mike Watson seminar for the sole reason of seeing Mike. I went to high school with him and didn’t even know he was a Realtor. The amazing thing is that he completely changed how I look at Real Estate. He takes your brain and turns it on to a whole new world. What he teaches is strictly from what he has done himself. It is original. In addition, it works in any market across the country and also in any rising flat or falling time. I would challenge you as a fellow long time Realtor to go to one of his seminars. Here is why, you are poised to take the information he gives and instantly do AMAZING things with it. Your background could (If you allow it) make your exposure to the material worth multi-millions.

I went to my 2-day last Ocotber 2006. I have now bought a duplex and done a conversion and have one side under contract for a 30k profit on just the one side. I will sell the other side when the tenant gets out. Actually Mike gave me a great idea for selling it immediately so will probably do that. I also have two other properties under contract that have 1. Over $100,000 short term equity and 1 million long term. 2. Over $300,000 short term equity and $300,000 per year net profit potential.
Not bad for 6 months. And the truth is, this is just the Start!

Give it a try before you bad mouth it. If you get it you will not regret it.

    Wow again! (referenced earlier above)..

Andrea, you are welcome. I am so glad to hear that Jim is doing well.

So, who’s your friend Kimberly? Do you know her? She’s kind of receiving a good old fashioned “beat down” here. First, the term beat down is actually an endearing term known throughout the MWI community. Mike sarcasatically beats down people that suffer from limiting beliefs, negativity, the “I know/have done everything” mentality, etc. Sound familiar Kimberly??

Listen Kimberly, you can’t expect to come in here and make those kinds of statements and have them go unnoticed. Call it kool-aid or whatever floats your boat but these folks above are doing incredible things and they will defend Mike AND themselves because peoples lives are changing dramatically and it IS a direct result of what MW teaches.

It’s tough to believe, I know. If you read my post above, I mention how seriously skeptical I was. Kimberly, you’re not alone. Skepticism and doubt run rampant around this guy initially which is normal and healthy. However, as my friend Jen Hawkins above stated, give it a go; give it some time. I guarnetee that Mike will teach you things that you simply do not know (and have NEVER done). Yes. He is that sharp. And frankly, yes, I spent $1000 “for the kool-aid” but I made $60,000 in 113 days! Is that ok? And yes, that was a FLIX NOT a flip. Flipping is a joke Kimberly and HGTV glamorizes it. Those people are lucky, plain and simple. Mike will show you how to ELIMINATE the luck and the risk. Learn the FLIXER (which you DO NOT KNOW) and your real estate investing will forever change!

Here’s something else. Mike Watson is turning 38 this month. How do I know? Well, first, we are friends but second, I am 3 months almost to the day his senior.. What this 38 year old guy has been able to accomplish in his short life is astonishing. Why do I bring this up? Well, it strikes me that Mike’s audience consistently spans about 6 decades. Meaning, at any given event, there are folks in the crowd that are in their 20’s, 30’s, 40’s, 50’s, 60’s, and 70’s! And we are all learning boat loads of info. Brokers that have double the real estate experience AND life experience that Mike has are genuinely blown away by him. Believe me. I am NOT overstating that fact.

You absolutely do NOT know of what you speak. It is painfully (for you) evident. Listen. It’s not MWI students against you. My initial thought is that you must give it a chance. I mean, if life is that “abundant”, than whats a $1000? Truly, it’s the best $1000 that I ever spent. And as mentioned before, it buys you a lifetime membership. I’ve been about 6 times. What’s that? $165 a pop.. Are you kidding me? It’s nothing.

Ok. That’s enough. Good luck and if you decide that you are right and we are a bunch of clowns suckin on kool-aid, then you and Aaron Lewis ought to get together and go bowling…

    Mike

ps. Read the post by Mr. Tim Huyck above. You want to talk abundance? Let him tell you what he is doing with Mike. Unbelievable!

pss. There are several MWI students in San Diego getting after it. I’m in LA/OC. Don’t tell me you can’t make things happen. You just don’t know how.

I have been involved in the MWI system for more than 2.5 years. I have left ‘client hell’ behind (working for clients who don’t appreciate what you do, and working for tips (comissions)) I have over 200 units in development, and my financial and profesisonal growth has been truly amazing. The system he teaches works, if you work. His system is not based on appreciation, it is based on bringing out the highest and best use in properties, and maximizing their potential. I DON’T KNOW OF ANYONE ELSE OUT THE OF THE SUPPOSED ‘REAL ESTATE GURUS’ WHO TEACH ANYTING CLOSE TO WHAT HE TEACHES.

    Hi to all the Skeptics.
I attended the free seminar and the 2 day camp, I am here to say I havn’t changed anything yet, but what Mike teaches is extremley valuable. I have not yet started putting his methods to use yet for personal reasons but if I had to spend that 1000 again for what I learned at the 2 day camp I would, and I also plan on going again to the next one that comes near my area. I have met Jason and some other and can say they are not putting and bs here. Even if you are a skeptic the guarantee is there you don’t like what he has to offer leave when the oppertunity is given and get your refund, and your time is not wasted because you will learn something.

I must wonder what started this thread and why it stopped. After looking at different real estate get quick programs over the years, I am a bit reluctant to believe everything I read. I know how a moderator can edit others comments. I am a realtor in Texas. I just received an email from the MWInstute and googled to see comments. If this is all you say it is;why then, do I only find these few comments. I wish I could believe enough to put up $1000; but, I would need to see a lot more confirmation.

    Annie,

I would suggest visiting the forum on the mikewatsoninstitute.com website. A greater majority of the students are having success and keep to themselves. Please consider this… I get nothing out of you signing up. I do not work for MWI. ALl I am saying is that it worked for me in my market. I have some great friends in Houston that it works for as well.

I signed up over a year ago because of the $ back guarantee.

Let me ask you this…. If you looked at yourself, are you considered a good investment?

I don’t know what it is about me trying to go to a MWI seminar and having a major family emergency…

This is twice now that my husband ended up in the hospital right when I was supposed to attend the camp. Nate at the corp office has been so patient and understanding with me (thanks, Nate).

Needless to say, Jim (my husband) is a little nervous about me signing up for another one. :-)

After reading all the comments here, I am anxious to attend the MWI camp. I DO look forward to it (someday…)

So, I’ll keep you posted when I can attend.

    Thanks for everyone’s support.

    Andrea and Jim-

We WILL get Andrea to an event soon! Maybe Jim could come as well, and we could get that bad luck beaten once and for all. Thanks for your kind words, and I’m glad to see Jim is well.

As you guys are in Phoenix, our “Retire In 5 Years” Super Camp is coming up at the Biltmore on August 1-3. This will be an awesome event that would be perfect as your first MWI event. Plus at only $299 per person, that’s a bargain for three days with Mike Watson.

    Happy Investing,

    Nate,

I went to the MWI site to see if there were going to be any introductory sessions in the southwest Florida area, but the calendar only goes for a couple of months. Are there any plans for an introductory session in southwest Florida?

Hello: I have been licensed since 2004. I have no real estate experience. I decided to get licensed so I could become a broker then and investor. I shared my desire with a friend a year or ago and she said you need money to do that my response was the money will come. I learned of MWI through mailings. I’m planing to go to a seminar. I have read all the comments on this sight and I love the words of Desiree Derick and I am very inspired by the story of Tim Huyck and Todd. I don’t know what the future will hold but I do know it will be good things I am planning on becoming a winner in this business with God’s help.

I attended the free seminar here is Minnesota. It was what I expected. More of a pre-seminar seminar. If I can afford it I will try to attend. I will follow up after I go.
